Houghton Lake is a census-designated place, not a city or a village. It spreads across Denton, Lake and Roscommon townships, takes in Houghton Lake Heights, and sits on Michigan's largest inland lake, about 22,000 acres of water. Census Bureau estimates (ACS 2024) count 4,648 housing units here, half of them built by 1974. About 36 percent are held for seasonal or occasional use, and about 12 percent are mobile homes. With that many seasonal places in the count, cabin foundations, deck piers and storage shed pads fit this area as naturally as driveways for the year-round homes.
With no city government, permits run through the townships and a shared agency. You get a land use permit from your township first. Roscommon Township, for one, requires a permit for any building or addition, decks, porches and sheds included. Building permits then come from the Houghton Lake Building Agency, which serves Backus, Denton, Lake, Markey and Roscommon townships. The agency inspects footings once the trenches are dug and the forms are set, before any concrete goes in, and it requires sheds to be anchored down. Roscommon County adds a soil erosion permit for digging within 500 feet of the lake or a stream.
Water sets the terms on this ground. The lake's legal summer level is 1138.1 feet above sea level, and around November 1 it may be drawn down to no less than 1137.6 feet, a winter level the county sought because low-lying properties often flooded during spring ice break-up. On land, USDA maps show Graycalm and Klacking sands that drain well, but also Au Gres sand with a seasonal water table 6 to 18 inches down and Kawkawlin loam with water perched 1 to 2 feet down over clay. On those lots, drain tile and a wall sealed before backfill do real work.
Winters run long. NOAA's 1991 to 2020 normals for its Houghton Lake 2NW station show 74.7 inches of snow a year and 176 days with a low below freezing, while only about 64 days stay below freezing all day, so on most of those days the air climbs back above freezing. There is an even chance of a freezing night after May 20. Footings here go 42 inches down, the depth Michigan's residential code sets. NOAA also recorded flood damage in parts of Houghton Lake on May 18, 2020, after 2 to 4 inches of rain had fallen by that morning.

"I cannot recommend Darien Martin / Circle M Concrete enough! I recently had some unexpected health issues and ended up in the hospital, leaving me unable to pour the concrete pier for my tower project. He came over and did the entire job …"

Two offices, in order. Your township, Denton, Lake or Roscommon depending on the address, issues the land use permit first. Building permits then come from the Houghton Lake Building Agency, which serves those townships plus Backus and Markey. If the work disturbs soil within 500 feet of the lake or a stream, Roscommon County's soil erosion permit applies as well.
Often, yes, with extra care. Soils near the lake include Au Gres sand, where the water table can sit 6 to 18 inches down at some point between October and June. We excavate, replace soft material with compacted gravel, and lay drain tile before backfill on foundation walls. The building agency has to inspect footings with the forms set before we pour.
You do. The Roscommon County Road Commission requires a permit to build a driveway, or to rebuild or change an existing one. A drive onto M-55 is a different case, since state trunklines fall under MDOT. Spring weight limits on county roads can also delay heavy deliveries; in 2026 the county's frost laws ended April 17.
All concrete can develop hairline cracks over time, but a properly compacted base, steel reinforcement, and correctly placed control joints keep them to a minimum. We take the groundwork seriously so your concrete holds up for the long haul.
Yes. We coat the outside of the walls and lay drain tile around the footings before backfill, so water gets carried away instead of sitting against your basement.
Up to 60 miles from Clare. That covers Mount Pleasant, Midland, Harrison, Gladwin, Alma, Big Rapids, Houghton Lake and everything in between. Estimates are always free with no pressure.
Yes. Stamped concrete is on our card next to patios, sidewalks and driveways. Tell us where it is going and about how big, and we will talk through the pattern and what fits the space.
Yes. Cabin foundations and storage shed pads are regular jobs for us, along with garage and pole barn slabs. Send the size, like 12x16 or 24x30, and we will take a look.
Usually, if it ties into a public road. In Michigan the agency that owns the road issues the driveway permit: the county road commission for county roads, the city or village for its own streets, and MDOT for state highways. We will help you figure out which one is yours.
