Gladwin got its start in 1875 during the Michigan lumber boom, on the Cedar River, and today it is the Gladwin County seat with about 3,100 residents. Its houses run older than those in the countryside around it. By Census count (ACS 2024), 42 percent of the city's 1,635 homes predate 1960, nearly three in four predate 1980, and the median one was built in 1965. Only about half are owner-occupied. Many porch steps, front walks and garage floors here have been through sixty or more winters, and NOAA's Gladwin station averages about 165 nights a year at or below freezing.
Step outside city limits and the picture changes. In ZIP 48624 the median home dates to 1980, and about a third of its 11,057 housing units are held for seasonal or recreational use, alongside some 1,100 mobile homes. That mix calls for cabin foundations, piers, storage shed pads and pole barn floors more than city sidewalks. Gladwin County's construction codes fee schedule states that any building over 400 square feet requires a foundation, and the county department issues building permits for the city and the townships alike.
The ground shifts quickly around Gladwin. Around the city center the county soil survey shows mostly sand: Epoufette sandy loam, Au Gres sand and Gladwin loamy sand, where groundwater can rise to within half a foot to a foot and a half of the surface between fall and early summer, next to drier Mancelona sand. Out on the rolling moraines, Nester loam formed in clay-rich glacial till, with slow permeability and perched water 30 to 42 inches down from November to May. Wet sand calls for a gravel bed and a way for water to leave. Nester clay calls for deeper excavation, careful compaction and footings below frost.
Inside city limits, Gladwin's sidewalk ordinance reads like a spec sheet. Section 96.31 calls for walks four inches thick of 3,000 psi concrete on a compacted base, five feet wide, at least six inches thick where a driveway crosses, with contraction joints every five feet and a half inch joint at the curb. The city must get 48 hours notice and inspects the forms and subgrade before the pour. The owner of the lot alongside pays for the walk and keeps it clear of ice and snow. Building or changing a driveway approach in a city street needs a permit through the City Clerk.

"I cannot recommend Darien Martin / Circle M Concrete enough! I recently had some unexpected health issues and ended up in the hospital, leaving me unable to pour the concrete pier for my tower project. He came over and did the entire job …"

The Gladwin County Construction Codes Department issues building permits inside the City of Gladwin as well as in the townships, and the city's zoning administrator handles zoning permits within city limits. Sidewalk work and new or changed driveway approaches in a city street need a city permit through the City Clerk. Confirm with both offices before we set forms.
Small patches, yes. Gladwin's ordinance lets an owner make repairs up to one square foot in a single spot, or ten square feet in total, without a permit. Replacing full squares needs a written city permit posted at the site, 48 hours notice, and a city check of the forms and subgrade before concrete goes in.
If it is over 400 square feet, the Gladwin County fee schedule says it does, and the permit runs through the county Construction Codes Department. Michigan's residential code sets exterior footings at 42 inches below grade, and the building official can adjust that for soil or groundwater. We dig piers and footings to whatever depth the county sets.
All concrete can develop hairline cracks over time, but a properly compacted base, steel reinforcement, and correctly placed control joints keep them to a minimum. We take the groundwork seriously so your concrete holds up for the long haul.
Yes. We coat the outside of the walls and lay drain tile around the footings before backfill, so water gets carried away instead of sitting against your basement.
Up to 60 miles from Clare. That covers Mount Pleasant, Midland, Harrison, Gladwin, Alma, Big Rapids, Houghton Lake and everything in between. Estimates are always free with no pressure.
Yes. Stamped concrete is on our card next to patios, sidewalks and driveways. Tell us where it is going and about how big, and we will talk through the pattern and what fits the space.
Yes. Cabin foundations and storage shed pads are regular jobs for us, along with garage and pole barn slabs. Send the size, like 12x16 or 24x30, and we will take a look.
Usually, if it ties into a public road. In Michigan the agency that owns the road issues the driveway permit: the county road commission for county roads, the city or village for its own streets, and MDOT for state highways. We will help you figure out which one is yours.
