The Farwell City Company laid Farwell out along the Flint and Pere Marquette Railroad, and the village was Clare County's first county seat until the seat moved to Harrison in 1879. The houses still lean old. ACS 2024 figures count about 449 homes in the village with a median build year of 1973. Roughly 30 percent went up before 1960, and fewer than one in ten since 2000. That makes most Farwell concrete work replacement work: a heaved walk, a tired garage floor, an approach that has broken up, or a basement wall that is showing its age.
The ground here changes from lot to lot. USDA soil maps put Graycalm sand and Montcalm loamy sand on most of the higher ground around the village, and both drain fast. Low spots are another story. Markey muck covers about a tenth of the mapped area, and NRCS describes it as very poorly drained, with water at or near the surface from November through June in most years. Onekama loam on the till carries a subsoil of 35 to 50 percent clay that drains slowly. When we excavate and hit muck or wet clay, it comes out and compacted gravel goes back in before any form is set.
Which office you deal with depends on the address. Inside village limits, the Village of Farwell handles zoning and Clare County's building department handles building permits. Out in Surrey Township, the township runs its own building department instead. Sidewalks have their own village ordinance, adopted in 1993. It calls for a written permit before anyone repairs or installs a walk, a width of at least four and a half feet, a start 18 inches off the property line, a slope of a quarter inch per foot up from the curb, and no pour until the village inspector has checked the forms.
Water moves through town as well. The south branch of the Tobacco River, with its Mill Pond, runs through the village, and on July 14, 1998, NOAA logged flooded roadways around Farwell after radar estimated nearly 3.5 inches of rain in a single hour. That is one reason we lay drain tile before backfilling a foundation wall. Under Michigan's residential code, exterior footings go 42 inches below grade unless the building official says otherwise. M-115 crosses the village as a state trunkline, so a new approach onto it involves MDOT, while a drive onto a county road goes through the Clare County Road Commission.

"I cannot recommend Darien Martin / Circle M Concrete enough! I recently had some unexpected health issues and ended up in the hospital, leaving me unable to pour the concrete pier for my tower project. He came over and did the entire job …"

Inside the village, yes. Farwell's sidewalk ordinance requires a written permit from the village before any sidewalk is repaired or installed. The permit lapses if work does not start within 30 days or finish within 60. The village inspector also checks the forms before concrete goes in, so check with the Village Hall before we put your job on the calendar.
It depends on which side of the village line you are on. For a Village of Farwell address, zoning goes through the village and building permits go through Clare County. For the rest of Surrey Township, the township's own building department handles it. Michigan's code puts exterior footings 42 inches below grade, and your building official can adjust that, so ask when you apply.
Most of it is. USDA maps show fast-draining Graycalm and Montcalm sand on much of the higher ground. The trouble spots are pockets of Markey muck, which stays wet for much of the year, and Onekama loam with its clay subsoil. When we dig out for a slab and find soft or wet material, we remove it and build back up with compacted gravel before the forms go in.
All concrete can develop hairline cracks over time, but a properly compacted base, steel reinforcement, and correctly placed control joints keep them to a minimum. We take the groundwork seriously so your concrete holds up for the long haul.
Yes. We coat the outside of the walls and lay drain tile around the footings before backfill, so water gets carried away instead of sitting against your basement.
Up to 60 miles from Clare. That covers Mount Pleasant, Midland, Harrison, Gladwin, Alma, Big Rapids, Houghton Lake and everything in between. Estimates are always free with no pressure.
Yes. Stamped concrete is on our card next to patios, sidewalks and driveways. Tell us where it is going and about how big, and we will talk through the pattern and what fits the space.
Yes. Cabin foundations and storage shed pads are regular jobs for us, along with garage and pole barn slabs. Send the size, like 12x16 or 24x30, and we will take a look.
Usually, if it ties into a public road. In Michigan the agency that owns the road issues the driveway permit: the county road commission for county roads, the city or village for its own streets, and MDOT for state highways. We will help you figure out which one is yours.
