Alma is a town of older, owner-occupied houses. Of roughly 3,820 homes inside city limits, the median was built in 1964. About 45 percent went up before 1960 and 76 percent before 1980, and around two in three occupied homes are lived in by their owners. Detached single-family houses make up about 67 percent of the stock. The downtown historic district on Superior and State Streets, listed in 2013, holds 72 structures, mostly brick. On lots that old, settled walks and heaved drive aprons are part of owning the place.
Underfoot it is mostly clay. Ithaca and Perrinton loams, two soil series first described in Gratiot County in 1975, cover about 42 percent of the ground NRCS maps in and around the city. Both formed in clayey glacial till where water moves slowly. Ithaca stays wet from October to May, with a water table 6 inches to 2 feet down, and NRCS rates its frost action high. Clay like that lifts when it freezes wet, so the compacted subbase, the gravel bedding and the control joints decide how a slab ages here.
Alma's NOAA weather station logs about 156 nights a year at or below freezing, and on roughly 102 of those days the high gets back above 32. Normal snowfall runs 39.3 inches. The Pine River brings water from the other direction. Its record crest at Alma, 12.82 feet, came on September 12, 1986. In May 2020 it reached 10.3 feet and affected roads in town, and the weather service expects basements along Downie and River Streets to take water once the river hits 9.5 feet.
Permits split at the city line. Inside Alma the city takes building permit applications, and Gratiot County's building official enforces the state code on them. Before anyone digs, Michigan's MISS DIG 811 system needs at least three business days of notice. Sidewalks and approaches in the right-of-way need a written city permit, and a home's approach must be 10 to 20 feet wide. Under the parking rule the city phased in by September 2022, driveways stay out of the front yard except in line with the approach, and side or rear yard pads must be at least 4 inches thick.

"I cannot recommend Darien Martin / Circle M Concrete enough! I recently had some unexpected health issues and ended up in the hospital, leaving me unable to pour the concrete pier for my tower project. He came over and did the entire job …"

The city's 2018 sidewalk program brochure lists what its inspector looks for: a slab raised or sunk an inch or more against the next slab, the driveway or the curb, a cross slope of an inch per foot, a slab that rocks, water that cannot drain off, deep spalling, or five or more cracks. The Public Services Department runs that program.
The shed decides it. The city requires a building permit for an accessory building that is attached to the house or larger than 200 square feet, and a zoning permit for a smaller one, both on the same application. Sort that out with the city first, then we form, reinforce and pour the pad to suit the building.
Gratiot County Community Development issues building permits everywhere in the county except Alma and St. Louis. Its pole building sheet calls for posts set on concrete at least 42 inches below finish grade, with footings poured in place, no precast cookies and no dry mixing. Driveways and curb cuts on county roads go through the Gratiot County Road Commission.
All concrete can develop hairline cracks over time, but a properly compacted base, steel reinforcement, and correctly placed control joints keep them to a minimum. We take the groundwork seriously so your concrete holds up for the long haul.
Yes. We coat the outside of the walls and lay drain tile around the footings before backfill, so water gets carried away instead of sitting against your basement.
Up to 60 miles from Clare. That covers Mount Pleasant, Midland, Harrison, Gladwin, Alma, Big Rapids, Houghton Lake and everything in between. Estimates are always free with no pressure.
Yes. Stamped concrete is on our card next to patios, sidewalks and driveways. Tell us where it is going and about how big, and we will talk through the pattern and what fits the space.
Yes. Cabin foundations and storage shed pads are regular jobs for us, along with garage and pole barn slabs. Send the size, like 12x16 or 24x30, and we will take a look.
Usually, if it ties into a public road. In Michigan the agency that owns the road issues the driveway permit: the county road commission for county roads, the city or village for its own streets, and MDOT for state highways. We will help you figure out which one is yours.
